BIM's potential cost savings and myriad

Boryslawski's vision of the future of 3D in
the realm of design and construction propelled
his company from an architectural
visualization service bureau founded in
1990 to its current status as a leader in
BIM technology.
View by View was one of the first companies
to have taken BIM through the entire construction process, on the $350 million
Letterman Digital Arts Center
(LDAC) in San Francisco. Boryslawski
played an active role in the 3D construction
coordination on the LDAC project,
on which he has estimated that BIM saved
approximately $10 million.
Another successful use of BIM was on
the San Francisco Academy of Sciences
project. Mechanical subcontractor Monterey
Mechanical contracted View by View
to create a 3D intelligent model of the
Fish Life Support System. From that 3D
model, the company then provided spooling
drawings (isometric) with the bill of
materials that enabled the sub to fabricate
many pieces off site and then assemble in
the field. Monterey Mechanical reportedly
enjoyed considerable success on the project,
with no major RFIs or extra costs to
the owners outside the scope of any design
changes.
Boryslawski says that larger and more
complex projects are the ones on which
BIM is currently having the most application
and is most likely to be used. For the
present situation due to the long learning
curve in implementing BIM, the more
complex and larger projects are better
suited to the process, he comments. Over
time as the BIM software applications become
more friendly and have a shorter
learning curve, BIM will spread like wildfire
no matter how large and complex the
projects are. Boryslawski projects that
within the next two to five years, the use of
BIM will become the norm on smaller
commercial projects as well as larger ones.
Adds Boryslawski, The major issue at
the moment is that of a cultural mindset.
Contending that there is a need to change
the way American Institute of Architects
contracts are written, he notes, In order
to implement BIM to its fullest intentions,
the designer must be very active in its use
at the conceptual design stage. Also, I
strongly believe that the traditional contractual
relationship between the owner
and the architect has to be reviewed where
the owner or the owner's representative
has a larger role to play in the entire BIM
process. Once this issue is taken care of,
the BIM process will change the whole design
/ build industry.
